Every day your roof experiences wear and tear through the process of natural aging and exposure to the elements. If maintenance services are not completed on a regular basis, the service life of the roof will be greatly reduced and the roof warranty may become void. Today the average life of a properly maintained and installed concrete tile roof with 2 layers of underlayment is expected to last 30-50 years. The average life of a properly maintained and installed composition shingle roof system is 25-50 years. The service life will be shorter if these roofs are not properly maintained.

What Is Roof Maintenance?

Roof maintenance is the regular scheduling of tasks to keep your roof in a watertight condition. A roof maintenance program will protect the longevity of your roof. When we perform the annual roof maintenance inspection, we will check your entire roofing system, looking for any signs of damage, including splits, blisters, clogged drains, unattached roof top equipment, trees/shrubs growing too close to the roof, open seams, missing or broken roof tiles and/or blown off shingles. We will also inspect the whole interior, keeping an eye out for signs that a roof leak repair is needed. It is the continued maintenance of these items that will keep your building watertight and extend your roof's expected service life.

Standard roof maintenance repairs include the sealing of all needed vent, pipe, wall, A/C, skylights and chimney flashings, and we will replace any blown off shingles from the wind. Replacement of missing and/or or broken tiles may be an additional cost. We will also inspect for any structural weakness in your roof, as this could leave your structure vulnerable to water damage and rot and should be taken care of immediately.

Low Maintenance Program

Our Low Maintenance program is for the roof that is in good, functional condition and has several years of active use ahead of it. We will visit your property once a year to help you be sure that your roof is performing at its highest level and has not suffered any damage that requires immediate attention. This will help you avoid costly repairs in the future. The following is pricing for our low maintenance program only and is based on roof square footage.

  • 1200sqft – 2500sqft = $150 per year
  • 2600sqft – 4500sqft = $250 per year
  • 4600sqft – 7500sqft = $350 per year

High Maintenance Program

Our High Maintenance program is for older roofs, and we offer either semi-annual or annual inspections depending on the state of your roof. During our regular roof maintenance inspections we will help manage your roof. High Maintenance Program pricing is dependent upon a number of factors, including but not limited to, roof condition, age, and size.
